On entering the property through the large French windows, access is straight into a cosy but well furnished and equipped lounge/kitchen/ diner with electric living flame fire and flat screen TV. Off the main lounge area, a rear hallway leads to the bedrooms which consist of one double bedroom with en-suite bathroom, shower over and WC and one twin bedroom with en-suite shower room and WC.

Back in the main lounge/ kitchen/ diner, the large French windows provide access onto an open paved patio outside with picnic table for visitors sole use. Koweth provides one parking space at the end of the terrace with additional parking on site.

Accommodation overview: Primrose Cottage forms part of a small family run complex of properties surrounded by 11 acres of grounds and accessed via a private tree lined driveway. Extensive sea views of Bude and Widemouth Bay can be seen from the property, and can easily be reached within a 15 minute drive. The grounds provide an array of entertainment, including an outdoor swimming pool, playground and climbing frame, a table tennis barn, a large field for sports plus a wonderful small herd of alpacas which can be visited along with the rabbits and guinea pigs. 
 
The property itself is a spacious two storey mid terraced stone and cob built cottage, forming part of an original 18th century granary. On entering the property, a light and airy corridor will lead you straight down to two spacious downstairs twin bedrooms with standard sized twin beds, one on either side of the corridor plus a downstairs bathroom with shower over and WC. From here, a carpeted staircase leads to the first floor with a spacious open plan lounge, kitchen and diner. A further double bedroom is accessed on the first floor by a doorway from the lounge area.

The complex of properties are located in a quiet location and when entering the site, private parking can be found in front of the cottage, along with a picturesque garden seating area. A communal area is nearby and provides a coin operated washing machine and tumble dyer as well as tourist information for Cornwall. Just a stone’s throw away is the wonderful outdoor swimming pool which sits alongside the owner’s property, as well as a small herd of alpacas. The children are welcome to assist the owner at feeding times.

The seaside town of Bude provides a wonderful day out for all the family. With its long sandy beaches, selection of shops and restaurants. A scenic canal footpath is fantastic for walks or cycling and the nearby beach at Widemouth Bay is famous for its surfing. Slightly further afield are the picturesque villages of Boscastle, Tintagel and Clovelly, all worth a visit and easily accessible within a 35 minute drive.

Entered from the parking area where there is space for two cars, a couple of steps and a sloping path lead down to the front door which opens to an entrance hallway. Leading off the hall are a family bathroom W.C. with vanity basin and shower over the bath, an additional cloakroom W.C. and a spacious master bedroom with a double bed and en-suite shower room W.C. with hand basin. 

A large sitting room has comfortable leather furniture overlooking the sea with doors leading to a twin bedded room and a newly fitted modern kitchen.  Accessed from both the lounge and kitchen, sliding patio doors and a couple of steps lead down to a conservatory which spans the width of the house with panoramic coastal views, a cane suite and a glass topped dining table. 

French Windows open from here to a long railed balcony on the seaward side with a spacious outdoor seating area at one end. To complete the accommodation, a narrow staircase leads up to an attic bedroom with three single beds set under the sloping ceiling and beautiful sea views from a dormer window. 

The pub,cafe and local store at Mawgan Porth can be accessed via the beach or alternatively one mile by road, for surfing enthusiasts Watergate Bay is only three miles along the coast road and for a larger selection of amenities Newquay is six miles.  There are peaceful woodland walks through the Lanherne Valley leading inland and horse riding is available nearby.

Approached from the parking area adjacent to the property, one step leads up to the front door which opens to a small entrance lobby and to one side is a ground floor double bedroom with en-suite bathroom W.C. with bath and hand basin. 

From the lobby, carpeted stairs lead directly up to the centre of a bright and sunny open-plan living room comprising the whole of the first floor with windows on two sides giving views of the garden and surrounding unspoilt countryside

There is a comfortable sitting area with electric log effect fire and a sofa bed for alternative sleeping arrangements, and on the opposite side of the central staircase there is a neatly fitted kitchen/diner and a shower room W.C. with hand basin to complete the accommodation. 

At the rear, visitors have the sole use of a large lawned garden and a wooden sun deck with lovely rural views over the adjacent fields - the owners may require occasional access.  Storage space can be made available for bicycles or beachgear.  The village of St Newlyn East, 1.5 miles, has a local shop, butcher, post office and pub and is also the home of Lappa Valley Steam Railway

There are numerous beaches within a 15 minute drive of the property including Crantock, Holywell Bay, Newquay and Perranporth, as are several golf courses.  The National Trust Elizabethan manor house and gardens of Trerice is just a 10 minute drive, the cathedral city of Truro is about 20 minutes by car and there are a wealth of country and coastal walks nearby.  Although rural in nature, the property enjoys easy road access and provides an ideal base for touring the whole of Cornwall.

Accommodation overview: With tranquil views over a peaceful rural valley, this traditional stone and slate detached barn is perfectly situated for those who wish to get away from it all, in a lovely unspoilt area surrounded by beautiful countryside on the edge of Bodmin Moor.  Nestling in the small hamlet of Warleggan, the property is set to one side of the owners 17th century farmhouse in an area of outstanding natural beauty with an abundance of birds and wildlife and offers an ideal rural retreat

Approached from the gated gravel driveway, a path leads to the front door which opens to a delightful, warm and cosy sitting room full of old world charm and with a vaulted ceiling at one end.  Sympathetically furnished, the barn has great character with exposed beams and stonework, some slate floors and comfortable lounge seating set before a wood burning stove.  An inner hallway and one step leads up to a wet room with shower, W.C and hand basin, and at the end of the hall is a fully fitted galley kitchen with a Belfast sink. 

To one side, a doorway opens to a lovely double glazed conservatory which has a rustic dining table and bench seat and a door leading out to a covered sun deck with patio furniture.  The secluded rear garden has a gravel terrace and five steps leading down to a hedged and gated lawned garden with lovely views of the surrounding countryside.  A hand carved spiral staircase leads up to the long galleried bedroom with a double Victorian brass bed set under the eaves and an additional sitting/reading area. A garage houses the freezer and shared laundry facilities and there is also space available for the storage of bikes and beach gear.

The quiet village of St Neot is 3 miles away where there is a shop, traditional pub and church. The Colliford Tavern on the shores of Colliford Lake is a 10 minute drive.  Polventon Barn is conveniently located for the beautiful beaches and cliff paths on both the North and South coast which can be reached in just over half an hour by car as well as the Eden Project.  Locally there are excellent walks, fishing, golf and pony trekking available, and cycle trails through Cardinham Woods close by. The old county town of Bodmin with a selection of shops, pubs and a leisure centre is about a 20 minute drive as is Lanhydrock House and Gardens. Water sports are available at Siblyback Lake nearby.

Accommodation overview: A traditional terraced cottage in the colourful village of Cawsand on the Rame Peninsula where the pretty little beach which offers safe bathing and all the village amenities are only a couple of minutes walk away. Set in an area of outstanding natural beauty with spectacular walks along the coastline to Rame Head, the cottage is tucked into a narrow winding street that actually forms part of the South West Coast Path.

The front door leads directly into a cosy open plan living room which takes up the whole of the ground floor with a rustic dining table and comfortable seating next to an electric log effect fire and there is a smart fitted kitchen area at the rear with a dark laminate wood floor. In one corner of the kitchen, rather steep stairs lead up to the first floor where there are a bathroom W.C. with hand basin and shower over the bath and two bedrooms, a small room has a 3ft single and a 2ft 4in childs bed and a double bedroom which has a decorative fireplace, both with low doorways.

A further steep staircase with a door at the bottom leads up to a good size loft room with a futon sofa bed as an alternative sleeping arrangement, oblique sea views between the rooftops from a skylight window and plenty of floor space for children to play.

Parking is in the pay and display village car park about 500 yards away and there are a selection of shops, pubs and restaurants both in Cawsand and Kingsand within a five minute stroll. The sheltered cove is popular for swimming and water sports and a summer ferry runs from Plymouth landing on Cawsand beach. Antony House and Mount Edgcumbe Park are within a few minutes drive and fishing, bird watching, golf and horse riding are all available locally.

Accommodation overview: A sensitively converted former 17th Century granary loft standing in a peaceful rural setting with spectacular views down over the fields to the sea from Pencarrow Head to Lantivet Bay.

Approached by a gated driveway where there is adequate parking, the front door opens to the first floor entrance hall where there is a utility room with W.C. and hand basin, and a bright and sunny double height sitting room with timber beams rising to the apex of the roof and a dual aspect of panoramic sea views on one side and the garden and fields on the other.

Wooden stairs lead down to a half landing and into a large, lofty kitchen/dining room set in the Old Mill with a 300 year old beam running the length of the room and a stable door opening out onto a terrace.

Uncarpeted stairs continue down to the ground floor where there are a bathroom W.C. with wash basin and hand shower fitment to the bath and three bedrooms:- a light, airy twin room, a smaller twin room and a large double bedroom with a king-size bed and en-suite shower room W.C. and hand basin. All bedrooms look across the countryside to the sea on the horizon.

There are large fenced and gated grassy areas at the front of the property and a paddock surrounded by the owners farmland. Pets need to be kept under control in this farming region.

The untouched coves and beaches of Lansallos and Lantic Bay are a short distance away and the South West coastal path offers excellent walking and lovely scenery to Polperro or Pencarrow Head and onto Polruan. The nearest pubs are at the villages of Polruan and Bodinnick each 2.5 miles and there is a village store and post office at Pelynt, 4 miles to the east.

Accommodation overview: With partial harbour and sea views, this cosy, comfortable, mid terraced stone cottage is set in a slightly elevated position halfway up the village to one side of a narrow lane which leads to the fishing village and sheltered harbour about a 5 minute steep walk down the hill.

Fronted by a small patio garden, half a dozen steps lead directly up from the road where the front door opens to a lobby area with coat hooks and an inner door into the hallway with a slate flag stone floor. There is a light and airy well-equipped kitchen / dining room at the rear of the cottage, fully fitted with modern units and a pine dining suite, and a wide archway leading to the sitting room at the front with comfortable seating facing the woodburning stove set in the hearth.

Carpeted stairs lead up from the dining area to the first floor landing where there is a bathroom W.C. with hand basin and shower over the bath and a nice and bright double bedroom with pine furniture and partial views looking down over the village rooftops towards the harbour. Rather narrow steep stairs lead to the second floor dividing at the top, to a spacious twin bedded room with views of the cliffs and harbour, and a further twin room with beds tucked under the eaves and sea views. There are electric convector heaters in all of the bedrooms.

A stable door opens from the kitchen to a service yard and a fairly steep flight of steps leading up to an outside W.C. and a small hillside garden providing a pleasant secluded place to sit with views of the sea and coastline. Young children and pets will require supervision in the garden. It is possible to load and unload directly outside the cottage and there is one car park space next door at the back. Further parking is in the public car park about 350 yards away.

The harbour, small shingle beach and all the village amenities are a short walk down the steep hill and there is also a pub offering food and a supermarket at the top of the village. There are lovely coastal walks in the immediate vicinity, and the sandy beaches at Polzeath, Daymer Bay and Rock are about a 15 minute drive, as are two 18-hole golf courses.

Accommodation overview: Superbly positioned within 100 yards of Summerleaze beach with outstanding views from the first floor sitting room, this delightful early 19th century character cottage and detached annexe provides extensive and homely accommodation and good outside space. 

The gated parking area is large enough for two good sized cars and gives the option of entering the cottage by the front door or, as most people choose, through the breakfast/dining area with table and seating for ten and open plan kitchen with high quality fittings and unusual dual porthole windows overlooking Bude Canal. This area leads to the ground floor sitting room with two sofas, fireplace and bay window to the canal.

At the rear of the ground floor is a twin bedroom with French doors to a small outside patio/eating area and adjacent bathroom WC with power shower over the bath and wash basin. 

Upstairs the feature is the sitting room with bay window facing the beach and sea which seems almost in line with the water when the tides are at their highest. The master bedroom faces the garden and has an en-suite bathroom WC with power shower over the roll-top bath and wash basin. There is also a comfortable twin bedroom facing the canal and beach.

From the rear terrace a flight of steps leads to a level lawned area surrounded by shrubs and flower beds from which another flight of steps leads to the annexe, recently constructed with a slate roof to echo the main cottage. Inside there is a twin bedroom, sitting room with double sofa bed and French doors to the garden, and a spacious bathroom WC with shower over the bath and wash basin. 

Young children will require supervision in the main cottage as upstairs windows are low although supplied with security locks. For parties of six people or less wishing to book the cottage only, outside of the period 1 May to 1 September and the Spring, Autumn and Winter holidays please contact our office for an under-occupancy reduction.  Children are not permitted to occupy the annexe without adult supervision.

Accommodation overview: With panoramic views of the sea and coastline and just 100 yards above the fine sandy beach, this detached, light and airy dormer bungalow is set in an elevated position in the lovely coastal village of Portreath.  Well placed for the beach, popular with families and surfers, the attractive accommodation enjoys stunning views to the offshore bird colony of Gull Rock.   Approached by an external flight of 27 steps which lead up to a delightful terrace with Mediterranean shrubs and a covered verandah spanning the width of the property enjoying both spectacular sunrise and sunsets

A couple of steps then continue up to the front door opening into an entrance porch and a door to an inner hallway with an adjacent shower room W.C. and hand basin.  At the front of the property is a comfortably furnished sitting room with an electric fire and lounge seating arranged before a picture window enjoying glorious views of the sea and beach.  To one side, an adjoining dining room has a sofa bed as a sleeping alternative and French Windows that open to the verandah.  At the rear is a well equipped pine fitted kitchen and beyond a ground floor bedroom with zip linked twin beds and a door to a service courtyard with steps leading up to the sun deck

From the hallway, an enclosed rather steep carpeted staircase leads directly up to the master bedroom with a 5ft double bed, a bird’s eye view far out to sea and an en-suite bathroom W.C. with hand basin and shower over the bath.  A door from the first floor bedroom leads out to an enclosed wooden sun deck.  Young children and pets will require supervision both inside and outside and for health and safety reasons, Beachcomber is not suitable for toddlers.  There is a private parking area below the property cut into the cliff with space for one small car only, and street parking may be available on Tregrea Hill, a 2 minute walk.

The village of Portreath has a small supermarket, bakery, pubs and surf hire with the occasional fishing boat in the 18th century narrow harbour basin.  Activities at Portreath beach also include coasteering, kayaking and surfing.  Tehidy Country Park offering attractive woodland and riverside walks is nearby and the section of South West Coast Path between Portreath and St Agnes is one of the finest walks in Cornwall with stunning scenery.  Golf is available at Tehidy and it is possible to cycle from Portreath on the North Coast to Devoran on the South Coast via the Mineral Tramway Cycle Trail with bicycle hire available at Cambrose 2 miles away.

A large informal grassy garden surrounds the property, and from here, a gate in the garden wall opens directly onto a fairly steep cliff path which leads down to the lovely sandy and surfing beach of Whitesand Bay and the stunning South West Coast Path. 

The door from the landward side opens first into a lobby with an adjacent cloakroom W.C. and from there into a useful utility / storage area.  Beyond the fitted kitchen is a comfortably furnished sitting / dining room with a log burning stove and a wide archway leads into the double glazed conservatory with glorious views of the sea and coastline from huge picture windows. 

There are two ground floor bedrooms, one with twin beds, the other with two 3ft zip linked beds, a bathroom with hand basin and shower over the bath and a separate W.C.  From the kitchen, a rather steep staircase leads up to a further twin bedded room with a vanity basin and a birds eye view across Whitesand Bay. 

The lovely sandy beach can be reached by car in under five minutes or a fifteen minute walk down the hill by cliff path and the villages of Sennen and Sennen Cove, approximately 1 mile by road, have a small selection of shops, pubs and restaurants. 

Pleasure flights are available from the Lands End Airstrip nearby, there is a golf and country club at Cape Cornwall and some spectacular scenery from the South West Coast Path.  The open air Minack Theatre at Porthcurno is within easy reach, as is the seaside town of Penzance.

Leading off the sitting area is a hallway which gives access to three bedrooms, a twin bedded room, one with bunk beds, and a double with an ensuite shower room W.C. and wash basin and patio doors opening to a second terrace. Midway between Padstow and Newquay and only a mile from the spectacular beauty spot at Bedruthan Steps, the village of Mawgan Porth, a five minute walk along the beach or one mile by road, has a pub, beach cafe, garage and a small grocery store.

The seaside resort of Newquay is 6 miles and the quaint fishing port of Padstow is 8 miles away. There is also a nine hole hilltop golf course and driving range nearby.
