To one side is a separate WC. A doorway leads into a light and spacious lounge/ kitchen/ dining area and the open plan design makes Valley View perfect for families and group gatherings. Large French windows open out onto a private patio with garden seating and gazebo.
There is a fully fitted modern kitchen, dining area and comfy lounge seating with electric living flame fire. To the rear of the lounge/kitchen/ diner, there are three separate bedrooms. Approaching the property, there are twelve steps from the tarmac parking area that lead to the front door which opens into a spacious hallway with carpeted stairs leading to the first floor. To the left, an archway opens into large and spacious lounge area with electric living flame fire, comfortable seating and French Windows which open out onto the decking.
To the rear is a the well equipped kitchen/diner with gas range cooker and all modern appliances. On the far side of the kitchen, a doorway leads back into the main hallway and leads down a corridor to two bedrooms, one double with views across the valley plus a twin bedroom. Approached from the parking area, a flight of steps and a ramp leads down to the side of the house, where an entrance door opens directly into the living room with laminate wood flooring, a comfortable leather suite and patio doors opening to the terrace and enclosed garden. Three steps lead up to a smart fitted kitchen and to a bathroom W.C. with hand basin and shower over the bath.
Leading off the sitting area is a hallway which gives access to three bedrooms, a twin bedded room, one with bunk beds, and a double with an ensuite shower room W.C. and wash basin and patio doors opening to a second terrace. Midway between Padstow and Newquay and only a mile from the spectacular beauty spot at Bedruthan Steps, the village of Mawgan Porth, a five minute walk along the beach or one mile by road, has a pub, beach cafe, garage and a small grocery store.
The seaside resort of Newquay is 6 miles and the quaint fishing port of Padstow is 8 miles away. There is also a nine hole hilltop golf course and driving range nearby.
