Accommodation overview: French Windows to the front of the cottage lead directly into the open-plan ground floor with rustic board and beam ceiling, a slate floor and white painted stone walls.

To one side is a small neatly fitted galley kitchen with a ceramic two ring hob, combination microwave and a small oak dining suite. One step leads up beneath a timber archway to the seating area at the rear with period furniture, comfortable leather armchairs facing the wood burning stove and a window overlooking the sunny terraced area.

A narrow winding staircase leads up to the delightful bedroom with a canopied beam ceiling, rustic pine floorboards and a king-size bed. A skylight allows visitors to watch the stars at night. A small en-suite bathroom W.C. with wash basin and a bath with hand shower fitment completes the accommodation.

The owner regrets that only adults will be accepted because of the potential danger of the river.

Accommodation overview: Just 3 miles from the sea at Portholland, this self contained loft apartment is the entire upper level of a newly built, double glazed detached barn surrounded by peaceful unspoilt countryside. Built on land once owned by the Caerhays estate, the property has been sympathetically designed with local stone, wood cladding and a slate roof.

Entered from the private parking area where there is space for two cars, shallow steps lead up to a sheltered paved patio and small lawn for the sole use of the visitors, adjacent to the owners extensive landscaped garden. From here, a dozen wooden railed steps lead up to a small elevated sun deck with patio furniture enjoying lovely views of rolling hills and the front door which opens to a pleasant living room in a light and airy décor with oak flooring.

To one side is comfortable lounge seating facing the wood burning stove set on a slate hearth and on the other is a smartly fitted kitchen area with solid oak units and a dining suite. There is a spacious bedroom with a 6ft 6in double bed; zip linked which can be separated into two 3ft 3in singles, plus an additional child/day bed. To complete the accommodation, an en-suite bathroom W.C. with hand basin, bath and shower cubicle leads off the bedroom. There are two wall mounted electric dimplex heaters.

Below the apartment is the washing machine and the owner's garage where there is space available for the storage of beachgear and bicycles and drying wet gear. Tregony, 1 mile, has a pub, P.O. and grocery shop, as do the nearby picturesque villages of Portloe and Veryan. Portholland has two quiet south facing beaches relatively uncommercialised and there is also a sheltered beach in the foreground of Caerhays Castle and Gardens which are open to the public in the spring.

The coastal foot path close by provides stunning views across Veryan Bay, there is a regular passenger ferry to Falmouth departing from St Mawes 10 miles away and The Lost Gardens of Heligan and The Eden Project are within a 30 minute drive.
