Accommodation overview: Court Barton is situated in the village of Aveton Gifford adjacent to St. Andrews Church which dates from the 12th century. The 16th Century stone built owner's farmhouse looks down the valley to the Avon estuary and is set within some 8 acres of garden with a duck pond, fields and paddock, all of which is available for guests to enjoy. There are also a number of footpaths and bridle paths surrounding the property. The owners have two ponies (Twinkle and Mickey Mouse), as well as four ducks, a cockerel and several chickens (who lay lovely free range eggs!), and two friendly guinea pigs (Tuffers and Ginger). Aveton Gifford lies within the Avon Valley in the heart of the South Hams and is an ideal base to explore South Devon. The village boasts a friendly pub with restaurant and pool table. Bar meals are also offered and children are very welcome (www.the-fishermansrest.co.uk) Launching access for boats is available on the river Avon which meanders out to Bantham beach and the sea beyond. Behind the main farmhouse a 100 year old stone barn has been converted into Two very comfortable holiday cottages, The Old Stables, The Dairy.

The main reception rooms have each been designed to maximise the views across the River Dart and to the woods beyond. The apartments offer a spacious entrance hall and living accommodation, with large bathrooms on the same level. The townhouse (no 26), formerly the show home, enjoys a private riverside terrace whilst the apartments offer a balcony, a large window seat or fabulous windows from which to enjoy the wonderful views. State-of-the-art contemporary kitchen with Poggenphol units and Smeg appliances making self catering a pleasure, whilst bedrooms and living areas are luxuriously appointed with sumptuous soft furnishings and bathrooms are beautifully presented with towels.All properties are strictly non-smoking and no pets are allowed. Magnificent views from all flats of the main anchorage, towards South Pool Creek and the beaches at East Portlemouth. Apartments within this attractive building offer central heating if required and use of communal gardens around the property, laundry room, parking for one car per flat, mooring on the pontoon for one dinghy (overall length including motor 5 metres and 2 metres maximum beam) and heated swimming pool available from the Spring Bank Holiday weekend until the end of September. A lift is available from the reception area (on the first floor) to the third and fourth floors only. There is also a restaurant/wine bar within the building.
