Freshly renovated to provide a high standard of comfort and warmth, yet retaining the period charm and character, the property is entered through a glazed front door set beneath a stone archway which leads directly into the open plan living room and a galleried hallway.

Set at the seaward end of this old fashioned street, with a couple of nautical pubs steeped in history just a short stroll away, the town has an extensive range of shops and restaurants close by as well as being the rail terminus for the West.

The nearby promenade in Penzance stretches along the shoreline from the busy harbour around to the fishing village of Newlyn providing a lovely 1.5 mile level walk, and there are daily ferry services nearby operating to the Isles of Scilly.

With direct access to an old footpath which took worshippers from Prussia Cove to Perranuthnoe Church and links with the coastal footpath, this is an ideal base for walking, bird watching and shore fishing and for exploring the West of Cornwall by car. 

Approached from the parking area, a little enclosed courtyard and two steps lead up to the front door which opens to the bright and sunny living room with a small glass topped dining table and chairs overlooking the patio.  A wide archway leads through to the cosy sitting area with comfortable lounge seating arranged before an electric coal effect fire, perfect for relaxing after a day exploring all that the West of Cornwall has to offer. 

An inner hallway gives access to a well equipped kitchen with pine fitted units and a double bedroom with two skylight windows allowing visitors to watch the stars at night and an en-suite shower room W.C. with hand basin and walk-in shower.  The private and sheltered patio benefits from the sound of the sea in the distance, and guests are also welcome to use the owners front terrace to enjoy the stunning coastal views

The award winning 12th century Victoria Inn is just a couple of minutes walk and there is a seasonal beach cafe next to the south west facing bay of sand and pebbles approximately quarter of a mile away.  There are local stores at Rosudgeon and Goldsithney, less than 1 mile respectively, and St Michaels Mount reached via a causeway from Marazion is about 4 miles. 

Local buses operate to the shopping town of Penzance, 5 miles by road, with its main line coach and railway station, and from here there are regular ferry services to the Isles of Scilly.  There is a golf course nearby at Praa Sands and the immediate area is threaded with footpaths which take walkers either inland or connects with the coastal footpath either east to Prussia Cove or west to Marazion with glorious coastal scenery.

Entered from the tarmac parking area where there is ample space for three cars, a path leads to the front door which opens to an entrance hall with a quarry tiled floor, a ground floor twin bedded room and an adjacent shower room W.C. with hand basin and heated towel rail. 

A door from the hallway leads to a light and spacious open-plan living room with rugs on the pine floor and views over the surrounding farmland.  There is a smart fitted kitchen area with maple units, a dining suite, comfortable lounge seating facing an electric living flame fire, and French Windows that open to the patio and lawned garden

Stairs from the hallway lead up to the first floor landing, a bathroom W.C. with wash basin, bath with hand shower attachment and heated towel rail, and two pleasantly furnished bedrooms with a 5ft double and a single bed respectively, both with Velux windows. 

The villages of Lanner and Carharrack are both within a 5 minute drive and each have a local shop and pub, and Falmouth, with a choice of beaches and a wide selection of amenities is just 7 miles. The beaches at Porthtowan and Portreath on the north coast are both 6miles away, and the famous resorts of Newquay and St Ives are just a 30 minute drive respectively. 

The Roseland Peninsula can be reached in 20 minutes via the King Harry Ferry, and there are watersports centres at Stithians Lake and Mylor Harbour.  There is a golf course and indoor ski centre 5 miles away, riding stables close by and the Cornish Way Coast to Coast Cycle Trail is nearby with bicycle hire available from Bissoe Tramways.

Accommodation overview: Situated in a peaceful valley with views of Mevagissey Bay from the upstairs inverted accommodation, this semi detached double glazed barn conversion, built of local stone and slate, is set above the pretty little coastal village of Pentewan.  The property was once a stable housing the ponies which pulled the cargo from the port to the railway station in St Austell back in the 1800’s when it was a thriving harbour although now just the dock basin remains of the old harbour.

The property is set at the end of a long steep narrow track (no mobile phone signal) that leads to a gravelled parking area with space for one car and the front door opens to an entrance hall with a bathroom W.C. with hand basin and shower over the bath.  There are two ground floor bedrooms, one on either side of the hallway with a double and twin beds respectively, both overlooking the banks of the wooded valley

Carpeted stairs lead up to a galleried sitting room on the first floor with exposed beams rising to the apex and pine flooring.  There is a small breakfast suite and comfortable lounge furniture enjoying views down the valley towards the sea from French Windows that open inwards with a Juliette balcony.  To complete the accommodation, leading off to one side is a fully fitted kitchen with dining table and chairs

At the far end of the lounge, patio doors open to external timber railed steps which lead down to the front of the property with a small slate paved terrace and a recently grassed area of lawn with restful views towards the coast; the garden is not enclosed and therefore not for adventurous toddlers or pets.  A public bridleway passes directly in front of the property ideal for exercising dogs and it is a 10 minute walk down the hill to the village pub, safe sandy beach and the coastal footpath. 

The Ship Inn, half a mile, is a small friendly pub across the road from the old disused harbour and there is a garage with a store/P.O. three quarters of a mile away.  The working fishing village of Mevagissey is 2.5 miles by road where a seasonal ferry operates to Fowey and for a wide selection of amenities the town of St Austell is 4.5 miles.  Watersports, diving and sailing are available locally, Pentewan Valley cycle hire is nearby, and for garden lovers the Eden Project, Lost Gardens of Heligan and Pine Lodge Gardens are all within a 15 minute drive.  There is a bistro and restaurant at Pentewan Sands Holiday Park available to non-residents.

Accommodation overview: Only a few miles from the beautiful sandy beaches on either side of the Camel Estuary, this light and spacious, double glazed detached house with a large garden is set on the outskirts of the old market town of Wadebridge with views of the surrounding countryside.  Ideally situated with easy access to the town amenities half a mile away and just a ten minute walk downhill to the Camel Trail which runs alongside the scenic Camel Estuary towards Padstow

Entered from the gated tarmac driveway, a couple of railed steps lead down to the covered porch where the front door opens into a central hallway with an adjacent cloakroom W.C. and hand basin.  To one side a pleasant sitting room has comfortable seating arranged before an electric log effect fire and there is a dining room at the rear with views of the garden and countryside beyond

On the opposite side of the hall, a fully fitted kitchen has a pantry cupboard and an oil fired rayburn supplemented by an electric cooker, and a glazed door continues out to a small breakfast room which catches the morning sun. 

Upstairs are two bedrooms each with a handbasin and rugs on the natural wood floor, a twin bedded room overlooks the front garden and a double bedroom has far reaching views over the unspoilt fields and farmland at the rear.  A bathroom W.C. with hand basin and shower over the bath completes the accommodation.  The owner reserves one first floor room as a store.  From the breakfast room, six railed steps lead down to the mature rear garden with a large lawn and sheltered patio area; when the driveway is gated the garden is enclosed. 

A newly opened family restaurant and supermarket are half a mile up the hill and a pedestrianised shopping centre with a good selection of shops, pubs and restaurants is a 10 minute walk down the hill as are a cinema, recreational park and bicycle hire shop to explore the Camel Trail west to Padstow or east to Bodmin.  There is a leisure centre with swimming pool close by, riding stables, several golf courses, and a local bus service operates to the surrounding towns and villages. 

There is a wide choice of glorious sandy beaches including Polzeath, Rock, Trevone and Harlyn all within a 20 minute drive and the picturesque fishing harbours at Padstow and Port Isaac are 7 miles respectively by road.  The Royal Cornwall Showground is also just a 10 minute walk from the property.

Accommodation overview: Only 10 minutes from the sea and just 3 miles from the Eden Project, this quaint little converted cider press with inverted accommodation has been freshly renovated and stands on its own across the river from the original mill, surrounded by peaceful grounds and woodland. 

Situated in the quintessentially Cornish Luxulyan Valley (no mobile, phone or WiFi reception) with great natural beauty and recently awarded World Heritage Site status, the cottage has its own riverside garden running down to the banks of the boulder-strewn River Par which forms part of the boundary. 

Approached through a narrow gateway to the private parking area, a short walk (100 yards) via a grassy path leads through the orchard to the secluded front terrace where there is a spacious outdoor hot tub (additional charge) for the visitors sole use.  From here, a glazed door with low head clearance opens directly into the ground floor bedroom with a 5ft double bed, a beamed ceiling and a recently upgraded en-suite shower room W.C. with hand basin. 

In one corner of the room, a wooden staircase winds directly up to a galleried open-plan living room on the first floor with natural wood flooring, a hip shaped ceiling and views of the countryside from several small windows. There is a newly fitted kitchen area with solid oak units incorporating an electric oven and ceramic hob, a small dining table and chairs and a comfortably furnished lounge area with a leather corner settee. 

There are garden table and chairs on the front terrace which catches the afternoon sun and trails lead through the woods to both the lawned garden and orchard bordered on one side by the river and its small tumbling waterfalls.
 
Luxulyan village and St Blazey, 1.5 miles respectively, each have a pub and local shop/P.O., for a wider selection of amenities, the towns of Lostwithiel, Fowey and St Austell are all within a 15 minute drive. The large, south facing beach at Par Sands and the small sandy harbour beach at Polkerris are both about a 10 minute drive away and there are boat trips available departing from Fowey. There are several golf courses within the immediate vicinity and the Saints Way coast-to-coast recreational route passes nearby.

Approached from a short open drive with off road parking available for two cars, half a dozen steps lead up to the glazed entrance doors which open into a small integral lobby with coats area. The accommodation consists of a bright and spacious living room with comfortable leather seating, a dining suite and fine sea views looking over the hedged front garden from a large bay window.

Leading off to one side is a small inner hallway giving access to two bedrooms, a double enjoying views of the sea and a twin bedded room with garden views to the rear. To the rear of the bungalow, also accessed from the living room, are a bathroom W.C. with hand basin and shower over the bath, a fitted kitchen and an adjacent porch with laundry facilities.

Five steps lead up to the fully enclosed rear garden which has a sunny patio area, a level lawn and gates to both the front drive and a back lane providing a short cut to the village shop. There is a useful outbuilding available for storage of beachgear. The sandy beach can be reached on foot in a couple of minutes and is popular for bathing, has good surf and there are rock pools at each end of the beach.

There is a pub/restaurant, a post office, surfboard hire and general store close by, as well as Praa Sands 9 hole golf course overlooking the sea. For a wider selection of facilities, Marazion, Penzance, Porthleven and Helston are all within a 15 minute drive. There are lovely walks along the South West Coastal Path to the famous Prussia Cove and the rocky NT headlands of Cudden Point and Rinsey Head.

Extensive sea views of Bude and Widemouth Bay can be seen from the property, and can easily be reached within a 15 minute drive. The grounds provide an array of entertainment, including an outdoor swimming pool, playground and climbing frame, a table tennis barn, a large field for sports plus a wonderful small herd of alpacas which can be visited along with the rabbits and guinea pigs. 
 
The property itself is a spacious two storey mid terraced stone and cob built cottage, forming part of an original 18th century granary. On entering the property, a light and airy corridor will lead you straight down to two spacious downstairs twin bedrooms with standard sized twin beds, one on either side of the corridor plus a downstairs bathroom with shower over and WC. From here, a carpeted staircase leads to the first floor with a spacious open plan lounge, kitchen and diner. A further double bedroom is accessed on the first floor by a doorway from the lounge area.

The complex of properties are located in a quiet location and when entering the site, private parking can be found in front of the cottage, along with a picturesque garden seating area. A communal area is nearby and provides a coin operated washing machine and tumble dyer as well as tourist information for Cornwall. Just a stone’s throw away is the wonderful outdoor swimming pool which sits alongside the owner’s property, as well as a small herd of alpacas. The children are welcome to assist the owner at feeding times.

The seaside town of Bude provides a wonderful day out for all the family. With its long sandy beaches, selection of shops and restaurants. A scenic canal footpath is fantastic for walks or cycling and the nearby beach at Widemouth Bay is famous for its surfing. Slightly further afield are the picturesque villages of Boscastle, Tintagel and Clovelly, all worth a visit and easily accessible within a 35 minute drive.

The pretty south facing courtyard garden has a patio area set in green slate chippings and access to a gated side lane. There are no parking restrictions on the road outside.

An inner glass door leads directly into the light and airy living room with comfortable lounge seating facing a gas coal effect fire, a circular pine dining suite and a neatly fitted galley kitchen to one side,

In one corner of the living room, a rear porch and half a dozen railed steps descend to a lovely enclosed patio garden with a sheltered paved terrace that gets the afternoon and evening sun and a side pedestrian gate.  To complete the accommodation, there is a good sized, bright and sunny bedroom with a double bed which catches a glimpse of the sea in the distance.

There is unrestricted roadside parking directly outside the property and The Mermaid Inn, seasonal shop and large sandy beach offering easy access and safe bathing are only a five minute walk down the hill.  The nearest supermarket is in the village of St Columb Minor, 5 minutes by car, where there is also a traditional pub.

There are a wide selection of indoor and outdoor attractions including a boating lake, zoo, aquarium and cinema in the resort of Newquay about 1.25 miles away.  Golf, horse riding and ten pin bowling are all available nearby as is coarse fishing at Porth ReservoirWatergate Bay and Mawgan Porth are two and four miles respectively; the former is home to Jamie Oliver’s Fifteen Restaurant and Padstow is a 30 minute drive. 

The owner also offers a licensed taxi service from the local railway station and airport or for a full/half day outing - this service is offered at a discount to visitors staying at Sunnynook.  Wir sprechen Deutsch.

To the right is the well equipped kitchen with all the necessary mod cons and the dining room sits adjacent to the kitchen, which comfortably seats six people with access into the garden via French Windows.

In the main corridor and along from the dining room, a separate bathroom with WC and basin opens on one side, and to the other side, a twin bedroom with standard sized single beds, en-suite shower room with WC and basin.

From the main corridor, a flight of stairs with 6 steps leads to the large and open plan lounge area with wooden floors and provides a wood burner and wonderful views across the valley. 5 more steps lead to the upper floor, to one side a double bedroom with standard size double bed and en-suite shower room and WC. To the other side, the master bedroom with king size bed and en-suite shower room with WC and basin.

To the front of the property is a large paved driveway which can park up to three cars. The garage can be accessed and is perfect for storing bikes and surfboards. A small pathway with  a gate leads around the property to the rear garden which is positioned over two levels. The garden provides furniture, a BBQ and a small pond. Children will need to be supervised whilst in the rear garden.

Treknow is a small quiet hamlet one mile from the popular town of Tintagel which has several shops, pubs and restaurants in addition to the mediaeval castle and there are spectacular coastal walks in the immediate area. Trebarwith Strand is a 30 minute walk by footpath and the beach can be reached within a 25 minute walk which it fantastic for swimming and surfing. The traditional 18th centuary Mill House Inn is 1 mile down a fairly steep hill, which serves a reputable menu. Further services are available at Boscastle and Camelford which are 5 miles respectively.
