A fitted kitchen runs along one wall, and there are comfortable dining and sitting areas with a quarry tiled floor. At the far end, one step leads to a double bedded room with views of the river and forest, and a bathroom W.C. with wash basin and bath with hand shower attachment.

From the living room carpeted stairs lead up to two bedrooms and a shower room W.C. with hand basin and double width shower. The large bedroom has a 5ft double bed and views over the creek and forest. The smaller bedroom has two single beds and a window looking over a pretty fountain, the river and forest. The garden, with lawn, flower beds and barbecue area, is stock fenced, but the proximity of water and wildlife may make it unsuitable for toddlers. Dogs must be kept under control.

Hatt , 1 mile away, has a garage, post office and small shop and there are two village pubs within a 10 minute drive.
There are two golf courses including the famous St Mellion (handicap required), yacht clubs and canoeing within a few minutes drive. There is horse riding, walking, and beautiful gardens to visit, and the beaches of Seaton and Whitsand Bay are about 30 minutes drive, as is the historic city of Plymouth with numerous attractions including Europe's largest marine aquarium.

A converted semi-detached Victorian school house with views across farmland, a gate leads from the parking area to a walled sunken patio and a few steps up to the front door which opens to a small hallway and adjacent neatly fitted modern galley kitchen.

The spacious living room has an attractive dining area with beamed ceiling and the sitting area has a large arched window and high ceiling offering the maximum of daylight inside and framing the garden views. Leading off the sitting room are a cosy bedroom with twin beds and a cloakroom W.C. with hand basin.

A winding pine staircase leads up to a landing, three bedrooms and a bathroom W.C. with vanity basin and a shower over the bath. There are two single bedrooms and one with a double bed, all with rural and distant sea views from roof windows. The cottage is surrounded by a series of sheltered stone walled and fenced gardens and pathways, including a covered pond, uneven surfaces and slight changes in levels so toddlers will require supervision.

The surfing beach at Sennen Cove is 3 miles, and the village of St Just about 2 miles away has a selection of shops and pubs. Light aircraft offer pleasure flights along the coast and to the Isles of Scilly from St Just airstrip.

Steeped in history
, the Harbour Loft was originally two fisherman’s cottages which now take up the entire upper level of this enchanting building.  It retains much character with uneven floors and walls.  It is entered directly from the street with a low front doorway and narrow carpeted staircase leading straight up to the hallway

The accommodation consists of a bathroom W.C. with hand basin, shower over the bath and heated towel rail, a snug/cot room with casual seating ideal for reading and two bedrooms in a simple relaxed décor.  There is a double bedroom at the rear with a 5ft bed beneath a skylight window, and the second smaller bedroom has 2ft 6in twin beds.  At the far end of the hallway, a low doorway leads into a quaint living room that spans the width of the cottage enjoying panoramic views of the tiny harbour with its fishing boats and the dramatic coastline. 

With the sound and sight of the sea close by and the sloping floors and ceilings you could almost believe you were on the deck of a galleon ship!  On one side, a step leads down to a part fitted bespoke kitchen with painted wooden floorboards and a small dining suite set next to the window making the most of its harbour side location. On the opposite side, comfortable lounge seating overlooks the ever changing scenery and an ideal vantage point to watch the St Breward Silver Band and the famous Fisherman Friends perform on the quayside in summer evenings. 

It is possible to unload outside Harbour Loft and parking is in the car park at the top of the village.  On your doorstep, there is a choice of fish and chips, Cornish pasties, fishmongers and afternoon cream teas with freshly baked cakes.  There is also a local pub with a good selection of foods and a grocery store at the top of the village about a quarter of a mile away. 

For a wider choice of amenities the market town of Wadebridge is about 9 miles.  Port Isaac and Port Gaverne have small stoney beaches at low tide and the glorious sandy beaches on the Camel Estuary, including Polzeath, Daymer Bay and Rock are all approximately a 15 minute drive. The South West Coast Path meanders out of the village in both directions offering spectacular scenery and there are three golf courses within easy reach.

Accommodation overview: Just a 10 minute drive from the picturesque fishing village of Padstow and the market town of Wadebridge, both gateways to the Camel Trail and Estuary, this beautiful barn conversion nestles in the rural hamlet of Tredinnick.  Ideally located for either inland or coastal holiday activities, this peacefully situated, double glazed stone barn has been converted to a high standard and benefits from underfloor heating throughout. 

Set in a small group of stone built barns around a landscaped courtyard, the property is entered through a south facing patio garden which catches the morning sun and from here the front door opens to a light and airy living room with a slate tiled floor, bisected by a central staircase. 

To one side is a well-equipped, modern fitted kitchen with a dining area overlooking the front patio garden and an adjacent utility room with a belfast sink, laundry facilities and a W.C.  On the opposite side, comfortable lounge seating is arranged before the wood burning stove, there is a warm rug on the slate floor and dual aspect views of the garden and beyond to the surrounding countryside. 

An oak staircase leads up to the first floor landing and a little snug area with casual seating and two bright and sunny bedrooms with some exposed beams.  The attractive master bedroom with a 5ft double has far reaching country views from a picture window that opens inwards with a Juliet balcony and an en-suite bathroom W.C. with hand basin, shower over the bath and heated towel rail.  To complete the accommodation, a twin bedded room with zip linked beds has views across the garden towards fields and farmland and an en-suite shower room W.C. with hand basin and heated towel rail. 

The enclosed garden can be accessed from both the lounge and kitchen and extends around two sides of the property with a large level lawn, two paved patios enjoying peaceful rural views and a stile giving direct access to a public footpath.  There is parking for 2 cars on the shared gravel driveway and a locked store has been provided for beach gear, bicycles and drying wetsuits. 

The village of St Issey, 1 mile by road, has a church and 16th century pub, and there is an abundance of walks in the area incorporating both the Camel Trail and the Old Saints WayPadstow with its harbour and ferry access to Rock, Daymer and Polzeath is within easy reach as is Wadebridge just 4 miles away with a good selection of shops, a sports centre and bicycle hire.  The seven bays of Trevone, Treyarnon, Harlyn, Constantine, Mother Ivy's, Booby's and Porthcothan are close by, and for children, Crealy Great Adventure Park is on the doorstep.

Accommodation overview: Surrounded by unspoilt countryside yet only a 15 minute drive from both the stunning North and South Coasts of Cornwall, this single storey recently converted detached cottage nestles to one side of Ting Tang and the entrance of West Trevarth Farm. 

As the name implies, this is an idyllic cosy property, double glazed and offering a comfortable and well equipped home from home at any time of the year with under floor heating throughout, set in a rural but not isolated position for touring.

Approached from the tarmac parking area where there is space for one car, a path and three gated steps lead up to the front door opening to a central hallway with a shower room W.C. with hand basin and heated towel rail at the rear. 

To the left, a door opens to a delightful living room with a very smart modern fitted kitchen area with soft close doors, dining furniture, a cosy rug under foot and comfortable lounge seating to snuggle up on. 

On the opposite side of the entrance hall is a charming bedroom with a king-size double bed and built in wardrobe.  The floors are all tiled with the exception of the bedroom which is carpeted.  There are no internal steps and for the less mobile, there is alternative access to the property via a ramp. 

A paved patio and sheltered lawn offers a lovely setting for holidaymakers to return to after a day walking the South West Coast Path or on the beach at Portreath or Falmouth, approximately 7 miles respectively.  The villages of Lanner and Carharrack are both within a 5 minute drive and each have a local store and pub, and for a wider selection of amenities, the maritime town of Falmouth and the cathedral city of Truro are both 20 minutes by car. 

There is a wide choice of beaches including Porthtowan, Portreath, Newquay, St Ives and Falmouth to name but a few all within a 30 minute drive and the glorious Roseland Peninsula can also be reached via the King Harry Ferry.  There are a plenitude of golf courses, houses and gardens to visit in the area, water sports are available at Stithians Lake and the Cornish Way Coast to Coast Cycle Trail is nearby with bicycle hire available from Bissoe Tramways.

Set at the seaward end of this old fashioned street, with a couple of nautical pubs steeped in history just a short stroll away, the town has an extensive range of shops and restaurants close by as well as being the rail terminus for the West.

The nearby promenade in Penzance stretches along the shoreline from the busy harbour around to the fishing village of Newlyn providing a lovely 1.5 mile level walk, and there are daily ferry services nearby operating to the Isles of Scilly.

The door from the landward side opens first into a lobby with an adjacent cloakroom W.C. and from there into a useful utility / storage area.  Beyond the fitted kitchen is a comfortably furnished sitting / dining room with a log burning stove and a wide archway leads into the double glazed conservatory with glorious views of the sea and coastline from huge picture windows. 

There are two ground floor bedrooms, one with twin beds, the other with two 3ft zip linked beds, a bathroom with hand basin and shower over the bath and a separate W.C.  From the kitchen, a rather steep staircase leads up to a further twin bedded room with a vanity basin and a birds eye view across Whitesand Bay. 

The lovely sandy beach can be reached by car in under five minutes or a fifteen minute walk down the hill by cliff path and the villages of Sennen and Sennen Cove, approximately 1 mile by road, have a small selection of shops, pubs and restaurants. 

Pleasure flights are available from the Lands End Airstrip nearby, there is a golf and country club at Cape Cornwall and some spectacular scenery from the South West Coast Path.  The open air Minack Theatre at Porthcurno is within easy reach, as is the seaside town of Penzance.

Accommodation overview: Perfectly positioned in a quiet setting on the edge of Bodmin Moor, this traditional stone detached barn conversion sits within a peaceful rural valley and is perfectly situated for those who wish to get away from it all.  Accessed via a long driveway, the property is set to one side of the owners stone farmhouse and within an area of outstanding natural beauty which offers an ideal rural retreat. 

With parking adjacent to the property, a stone footpath leads the front door which opens into a warm and cosy dining room, with a large a wood burning stove that warms the whole house. To one side of the dining room an open archway leads into the well equipped kitchen and to the other side of the dining room an archway leads into a spacious living room with comfortable lounge seating, large flat screen television, character vaulted ceiling and panoramic windows providing views across the garden and valley beyond.

A door leads from the sitting room into a sun room, which houses a wonderful sauna as well as the equipment that’s required for the garden and swimming pool. A perfect place to leave coats, flip flops or wellies. On one side a doorway leads into a downstairs separate shower room with steam shower, WC and basin. The French windows from the sun room lead directly onto the patio, with large swimming pool heated via solar panels. The patio also leads round to a large private hot tub, garden chairs and loungers.

A small gate from the patio leads into a garden where fish like to swim in the character ponds with rockery and plants. A large wooden table and chairs, parasol and BBQ sit alongside the ponds and are available to share with the owners next door.

To access the bedrooms, an inner hallway leads from the kitchen and provides a carpeted staircase which leads to the first floor with three separate bedrooms. Two double bedrooms with en-suite bathroom with miniature hip-bath, shower over, WC and basin. One twin bedroom with additional single captain’s bed with pull out bed beneath.

Locally there are many excellent walks, fishing, golf and pony trekking available, and a network of graded cycle trails through the ancient Cardinham Woods close by, as featured on BBC Countryfile. The old county town of Bodmin with a selection of shops, pubs, leisure centre, golf club and Steam Railway is about a 20 minute drive as is Lanhydrock House and Gardens. The village of Blisland, 5 miles, has a local store/P.O. and traditional pub facing the village.

The beautiful beaches and fishing villages of the north and south coasts are within a 40 minute drive and there are many glorious gardens and visitor attractions such as the Eden Project within easy reach. Water sports and fishing are available at Siblyback Lake nearby.  A real bonus for this peaceful rural location is the easy road access to both A roads providing an ideal base for exploring the whole of the county.

At the far end of the hall, a couple of steps lead up to an attractive open plan large living area, with casual comfy seating amidst a nautical themed decor, and a small fitted kitchen/diner.

From the kitchen a rear door and a few steps lead down to a wonderful little sun terrace with lovely clear views of the harbour and sea, through a gated alleyway between the cottages providing a handy short cut to the harbour front.

It is possible to unload outside the property but parking is in the car park 25 yards away. All of the local village stores and shops are 2 minutes walk, Penzance with a wider range of amenities and a mainline railway station is 3 miles, as are the sandy beaches of Long Rock and Marazion.
