You are requested to keep your pets off the furniture at all times and ensure that they are kept out of all the bedrooms. The garden is fenced and hedged, but not fully dog proof.
Notes: Guests enjoy the exclusive use of the indoor pool, sauna/steam room and tennis court for a minimum of one hour a day. Time of use is by mutual agreement with the owner on arrival. You are requested to bring your own swimming towels. Tennis court available by arrangement. Please bring your own racquets and balls.
There is no lifeguard, so an adult must supervise children of any age at all times and nobody can use the pool area on their own.

Accommodation overview: This Wroxham holiday home is a wing of a stately early 19th century hall. Set amidst extensive parkland.

Wroxham and Hoveton are at the very heart of Broadland, and are excellent locations for fishing, sailing and bird watching. The River Bure divides the two villages, commonly called Wroxham. It is home to the Bure Valley Railway, Wroxham Barns and Roys, 'the biggest village store in the world'. Both day boat hire and sailing tuition are available locally. It is also just eight miles from Norwich, with the sandy beaches of the East Coast a twenty minute drive away.

Hoveton Hall is a stately early 19th century house surrounded by extensive parkland. The East Wing is self-contained with large and sunny rooms, decorated and furnished in traditional style. The three spacious bedrooms can easily accommodate six people. However, by closing off two of the bedrooms, we are also able to offer the Wing at a reduced price for two people. Hoveton Hall Gardens has fifteen acres of formal and informal gardens for guests to enjoy throughout the seasons at no extra charge. The gardens are interlaced with streams that lead to a lake. Happisburgh (pronounced Haisbro) is a seaside village on the North East Coast of Norfolk, famous for its red and white lighthouse. It offers visitors a quiet, rural location, sandy beaches and cliff-top walks. The village has a post office/store and a traditional coaching inn and is within a 15-minute drive of the market towns of North Walsham and Stalham with easy access to the Norfolk Broads and many other tourist attractions.

In past years, Church Farm has been a favoured holiday location for famous artists such as Henry Moore, Barbara Hepworth, Ben Nicholson and Ivon Hitchens, keen to relax in a rural idyll. The large grain barn and stables have been sympathetically converted to retain character and create four beautiful cottages, which all have exposed flint walls and old beams. There is a large recreation barn (9am-8pm) offering a racket sports area, a pool table, table tennis table and a comfortable seating area with books and games. Each cottage has its own door allowing access directly into the recreation barn. Shop/Pub: 0.25 miles

Typically suitable for a person with sufficient mobility to climb a flight of steps but would benefit from fixtures and fittings to aid balance.

The beamed door opening in Nicholson Cottage where empty grain wagons left the main barn makes an interesting feature in the open-plan living area. Exposed flint walls, beams and artwork by the painter Ben Nicholson give added character to each room. The cottage is on one level and has an enclosed patio and garden area with gas barbecue, rotary dryer and outside furniture.

Accommodation overview: Brandon Barn stands in the grounds of the owner's Georgian house - ancient and modern features have been carefully combined to provide light airy accommodation.

Strumpshaw is midway between Norwich and Great Yarmouth; it is situated on the highest area of land in the Norfolk Broads, but its main claim to fame is as the home of the RSPB reserve at Strumpshaw Fen. Here you may see marsh harriers gliding over the reed beds or hear the booming of a bittern. The village is also the home of Strumpshaw Hall Steam Museum which is well worth a visit. The beaches of the east coast are a short drive away or you can jump on a train from the neighbouring village of Lingwood and enjoy a day exploring the lovely city of Norwich.

Ancient and modern features have been carefully combined - the rear wall of the property has been left to expose the Norfolk flints and there are exposed beams in the first floor sitting room and bedroom, while on the ground floor there is a modern kitchen, shower room and dining room. West Somerton is a small Broadland village tucked into a quiet corner of East Norfolk, super for all bird-watching enthusiasts! It has been featured in the BBC Coast programme and quoted by Nicholas Crane "as my favourite place on the Norfolk Broads". Certainly West Somerton has one of the prettiest Staithes. Families will enjoy days out at the many attractions in the area: try Bewilderwood, great adventure for the children, or a day cruising the Broads. The sandy beaches at Winterton and Horsey are only two miles away, with the bustling seaside resort of Great Yarmouth a little further.

Leath Barn is a beautiful example of a traditional Norfolk barn, which has been sympathetically converted retaining many of the original features.
