Set in a conservation area, this comfortable double glazed family house is surrounded by the owner’s 18-acre smallholding where they provide a sanctuary for rescue animals, midway between Helston and Penzance.

Tregonning Hill House is in an elevated position at the end of a long drive with visitor parking for three cars, the front door opens to an entrance lobby with an adjacent cloakroom W.C. and hand basin. 

An inner glazed door opens directly into the light and airy living room with a warm rug on the parquet floor and comfortable lounge seating facing the wood burning stove.  A pine dining suite is set in a large bay window with far reaching views across the extensive garden to the sea in the distance. 

At the rear of the property are a fully fitted kitchen and a door to one side opens to a ground floor bedroom with twin beds and countryside views from a cushioned window seat. 

Carpeted stairs lead up from the sitting room to the first floor landing, a bathroom W.C. with hand basin and shower over the bath and two bedrooms.  The spacious master bedroom has a double bed with panoramic views of Mounts Bay and an en-suite bathroom W.C. with hand basin and shower over the bath.  The second bedroom has two single beds, a vanity basin and fine weather views across to Goonhilly Satellite Station and The Lizard

Visitors have the sole use of a gravel terrace with picnic tables to one side of the house and over an acre of grassy garden, ideal to exercise dogs and for children to run off steam.  Guests also have direct access on to a network of local footpaths.  There is an outside tap and shed for storage of beachgear and wetsuits. 

There are several village pubs within a short drive, the closest being at Ashton half a mile away.  The ancient coinage town of Helston has a good selection of shops and is 10 minutes by car, and the nearest beach is at Praa Sands 2.5 miles where there is also a golf course

There is an abundance of beautiful coastal paths and inland walks with breathtaking scenery close by and the seaside resorts of Penzance, St Ives and Marazion, home to St Michaels Mount, are within a 20 minute drive respectively.  Although rural the property enjoys easy road access and provides an ideal base for exploring the West of Cornwall.

Accommodation overview: With outstanding views over a peaceful rural valley, this recently renovated, mid 19th century, detached and spacious stone barn is set in the quiet hamlet of Pendrift, just half a mile from the picturesque village of Blisland on the western edge of Bodmin Moor.

Offering a tranquil retreat for visitors wishing to get away from it all, yet only a 25 minute drive from the magnificent beaches of the Camel Estuary, Sleepy Fox provides warm and cosy accommodation all year round with double glazing and ground source under floor heating.

Situated at the end of a narrow country lane, the property is entered from the parking area where a couple of railed steps lead down to the low front doorway which opens directly into a delightful living room with a slate floor. There is a pleasant dining area, French doors opening to the garden, and comfortable leather lounge seating is arranged before a wood burning stove and a floor to ceiling window with views of lush rolling countryside.

Two steps lead up from the dining area to a well equipped fitted kitchen with a breakfast bar and high stools, and beyond to a wet room with shower, W.C and hand basin, and a utility room with laundry facilities and a stable door opening to the garden.

An oak staircase leads up from the living room to the first floor landing and two lovely bedrooms with a 5ft double and twin beds respectively; the former enjoying stunning countryside views from a large picture window. A bathroom W.C. with wash basin and bath with hand shower attachment completes the accommodation. The enclosed grassy garden has a raised terrace to take full advantage of the restful views, and visitors are encouraged to make use of the adjoining paddock particularly for exercising dogs.

There is parking for two cars and a trailer within the walled and gated shared courtyard and the owner can offer grazing for horses by prior arrangement. There are fishing rights on a stretch of the De Lank River nearby, a tributary of the River Camel, and pony trekking is available at riding stables in St Breward.

The village of Blisland, less than half a mile away, has a beautiful church, local store/P.O. and a traditional pub, all facing the village green, and the moorland village of St Breward, 3 miles, is home to the 11th century Old Inn which offers good food. For a wider selection of amenities, Bodmin is 5 miles and Wadebridge 8 miles, both with sports centres and cycle hire shops. The immediate area abounds in country walks and bridal ways, in particular to Jubilee Rock, a massive volcanic rock, possibly the oldest on the moor, and the North and South coasts are almost equidistant, Polzeath being the nearest about a half hour drive.

Accommodation overview: With panoramic views of Fowey Harbour from the first floor, this traditional Victorian mid terrace cottage stands in an elevated position above the unspoilt fishing village of Polruan with the quayside just a five minute walk down the steep hill. Ideal for family holidays, the cottage is decorated and comfortably furnished in keeping with its period and is approached by a pedestrian lane set just below the main village car park.

Fronted by a good sized garden, the cottage is entered by a gated path with a couple of steps leading up to the front door which opens into a small entrance lobby with coat pegs. To one side there is a warm and cosy beamed sitting room with lounge seating arranged before the exposed Cornish stone chimney breast and on the opposite side is a pleasant dining room with rocking chairs next to the hearth; both rooms with cushioned window seats overlooking the front lawn.

In an extension at the rear, one step leads up to a newly fitted kitchen and a further step continues up to a ground floor bathroom W.C. with hand basin and shower over the bath and a back door opening out to a service courtyard.

A carpeted staircase leads directly up in one corner of the dining room to the first floor landing where there are two double rooms and a single bedroom at the front of the cottage all enjoying stunning views of the River Fowey and upstream to Bodinnick. One step at the rear continues up to a fourth bedroom with two single beds and a bathroom W.C. with hand basin and shower over the bath.There are electric convector heaters in all bedrooms.

The lawn to the front of the cottage is gated and enclosed by a low boundary hedge, and although there is no parking on site, the pay and display village car park and children's playground are just a 2 minute walk up the hill. There are two pubs, a cafe, village store and post office adjacent to the quayside approximately 500 yards downhill. From here, a regular passenger ferry operates to Fowey where there is a good selection of shops, pubs and restaurants, boat trips departing from the town quay and a beach at Readymoney Cove.

There are beautiful coastal and creekside walks in the immediate vicinity including the Hall Walk and Pencarrow Head and the nearest beaches are Lantic Bay and Lansallos about a 10 minute drive. Polperro is 5.5 miles and Looe just a little further.

There is one reserved parking space per property immediately before the row of cottages and all the local amenities which include a village store, post office, tea room and pub are less than five minutes walk. Sheltering in the village is also the lovely Japanese Garden and Bonsai Nursery which is open all year round and the nearby beaches of Mawgan Porth and Watergate Bay are close at hand.

The historic fishing port of Padstow is 8 miles and the holiday resort of Newquay is 6 miles away.

Both Bodinnick and Polruan, which are in easy walking distance, have popular Inns providing good pub food. Fowey, with its rich variety of pubs, restaurants and cafes is 1.5 miles via the Bodinnick car / pedestrian ferry or half a mile down the creek by boat.

Guests from Pont House and Pont Quay Cottage may use this private quay, slipway and foreshore for their own and hire boats with the prior agreement of the owner. Pets are welcome at Pont but must be kept under control at all times to protect the abundant wildlife. There is a seasonal shop at Penmarlam campsite 1 mile away.

One further bedroom is located down a corridor leading from the lounge and offers a spacious kingsize bed (5ft) with en-suite shower room and WC.

To the front of the property, the private garden is fenced to provide as much privacy as possible. The hot tub and garden seating make this area perfect for relaxing and enjoying the outdoors. There is one designated parking space adjacent to the property and ample additional parking on site.

At the further end of the sitting room an open arch leads into a small conservatory with French doors to a patio area sheltered within the L shaped wings of the building and with wonderful views eastwards across The Lizard and west towards Lands End.

A galley kitchen opens from one end of the conservatory and leads through to a dining room with views across the field from a large window and from a glazed door at the far end which opens out to a mown grassy area. There are two bedrooms on this side, a double and one with 2ft 6in bunk beds respectively and a bathroom W.C. with hand basin and shower over the bath. A third bedroom with twin beds and an en suite shower room W.C. and hand basin opens off the sitting room.

Porthcurno
has a pub and cafe (in season) and tennis courts for hire. St Buryan, 3 miles, has a pub, shop and post office and a seasonal surf school is available in Sennen, 3 miles. Lands End is 4 miles and Penzance 9 miles.
