Although on the beautiful North Coast of Cornwall, this is a wonderful central location for exploring the whole of the county with the South and West Coasts within a 30 minute drive and there is a variety of breathtaking cliff walks and the St Agnes Arts and Crafts Trail nearby. 

Approached from the gravel driveway where there is a designated parking space for one car, a level concrete path leads to the entrance at the rear with one step leading up to the double glazed patio doors which open directly into a bright and sunny conservatory/sitting room.  A cane furniture suite overlooks the attractive rear garden with fitted blinds to keep the room cool in the summer and warm in the winter, and further patio doors lead through to a well equipped kitchen/dining room. 

An inner hallway gives access to a fully tiled shower room W.C. with hand basin and two pleasant bedrooms with a double and twin beds respectively, each with its own wash basin.  Visitors have the use of a small lawn with garden furniture and a low fence on one side acts as a boundary between the two properties, and the owner will provide a complimentary washing /drying service on request. 

All the village amenities are within a 10 minute walk down the hill including a good selection of shops, pubs and restaurants and a local bus service operates from St Agnes village to Perranporth, Newquay, Truro and St IvesTrevaunance Cove, ¾ of a mile down a fairly steep hill, is a sandy beach popular with families and surfers alike, and at low tide there is the opportunity to walk to the neighbouring beach of Trevellas Porth

A few minutes walk from the Cove is Trevaunance Point which offers great fishing during high tide and the National Trust beach of Chapel Porth is a 5 minute drive.  The county town of Truro is about 9 miles away and there is golf available at Perranporth to the east and Tehidy Country Park to the west, a handicap certificate is required for the latter.  Surf tuition and board hire are also available locally.

Accommodation overview: With tranquil views over a peaceful rural valley, this traditional stone and slate detached barn is perfectly situated for those who wish to get away from it all, in a lovely unspoilt area surrounded by beautiful countryside on the edge of Bodmin Moor.  Nestling in the small hamlet of Warleggan, the property is set to one side of the owners 17th century farmhouse in an area of outstanding natural beauty with an abundance of birds and wildlife and offers an ideal rural retreat

Approached from the gated gravel driveway, a path leads to the front door which opens to a delightful, warm and cosy sitting room full of old world charm and with a vaulted ceiling at one end.  Sympathetically furnished, the barn has great character with exposed beams and stonework, some slate floors and comfortable lounge seating set before a wood burning stove.  An inner hallway and one step leads up to a wet room with shower, W.C and hand basin, and at the end of the hall is a fully fitted galley kitchen with a Belfast sink. 

To one side, a doorway opens to a lovely double glazed conservatory which has a rustic dining table and bench seat and a door leading out to a covered sun deck with patio furniture.  The secluded rear garden has a gravel terrace and five steps leading down to a hedged and gated lawned garden with lovely views of the surrounding countryside.  A hand carved spiral staircase leads up to the long galleried bedroom with a double Victorian brass bed set under the eaves and an additional sitting/reading area. A garage houses the freezer and shared laundry facilities and there is also space available for the storage of bikes and beach gear.

The quiet village of St Neot is 3 miles away where there is a shop, traditional pub and church. The Colliford Tavern on the shores of Colliford Lake is a 10 minute drive.  Polventon Barn is conveniently located for the beautiful beaches and cliff paths on both the North and South coast which can be reached in just over half an hour by car as well as the Eden Project.  Locally there are excellent walks, fishing, golf and pony trekking available, and cycle trails through Cardinham Woods close by. The old county town of Bodmin with a selection of shops, pubs and a leisure centre is about a 20 minute drive as is Lanhydrock House and Gardens. Water sports are available at Siblyback Lake nearby.

Approached by a gated driveway where there is adequate parking, the front door opens to the first floor entrance hall where there is a utility room with W.C. and hand basin, and a bright and sunny double height sitting room with timber beams rising to the apex of the roof and a dual aspect of panoramic sea views on one side and the garden and fields on the other.

Wooden stairs lead down to a half landing and into a large, lofty kitchen/dining room set in the Old Mill with a 300 year old beam running the length of the room and a stable door opening out onto a terrace.

Uncarpeted stairs continue down to the ground floor where there are a bathroom W.C. with wash basin and hand shower fitment to the bath and three bedrooms:- a light, airy twin room, a smaller twin room and a large double bedroom with a king-size bed and en-suite shower room W.C. and hand basin. All bedrooms look across the countryside to the sea on the horizon.

There are large fenced and gated grassy areas at the front of the property and a paddock surrounded by the owners farmland. Pets need to be kept under control in this farming region.

The untouched coves and beaches of Lansallos and Lantic Bay are a short distance away and the South West coastal path offers excellent walking and lovely scenery to Polperro or Pencarrow Head and onto Polruan. The nearest pubs are at the villages of Polruan and Bodinnick each 2.5 miles and there is a village store and post office at Pelynt, 4 miles to the east.

A lovely, light and airy living room has comfortable lounge seating, dining suite, gas fire in the small stone hearth and a large window overlooking the neat front garden. Two brightly furnished bedrooms at the rear of the bungalow have a 5ft double and twin beds respectively, both enjoying pleasant views over the enclosed garden. A shower room W.C. with hand basin completes the accommodation.

A door from the kitchen and a couple of steps lead down to a gated side path and a newly laid Mediterranean style paved patio with a small garden pavilion, outside lighting for alfresco dining and a chimenea barbecue.  There is a small selection of local shops, bank, post office and children's playground within a 5 minute walk and just a few minutes further to a pub and supermarket.

The nearest sandy beach is half a mile away and there are a couple of golf courses within a one mile radius. St Ives, 1.5 miles, is home to the Tate Gallery and Barbara Hepworth Museum, and there is also a leisure centre with swimming pool and boat trips available from the quayside. The South West Coast Path is nearby and provides some stunning scenery as does the circular coastal road from St Ives to Penzance via Lands End.

Accommodation overview: Within a short drive of five all-year dog friendly beaches and less than a mile by country lane from Caerhays Castle and the south facing sandy cove at Porthluney, this attractive semi-detached stone cottage enjoys tranquil countryside views from every window.  Set in a small row of pretty character cottages built in the early 1900’s as part of the Caerhays Estate, Doodles offers spacious family accommodation in the peaceful hamlet of Tregavarras.

Fronted by a little walled and gated patio area, the front door set beneath a covered porch way opens to the entrance hall with coat pegs and a slate flag stone floor.  To one side, a dual aspect sitting/dining room spans the length of the cottage with comfortable lounge seating arranged before the Victorian fireplace, a warm rug on the slate floor, and a charming dining area at the rear. 

The remainder of the ground floor accommodation comprises a shower room W.C. with hand basin and a fully fitted kitchen/breakfast room at the rear with two windows enjoying views over the valley.  Carpeted stairs lead up from the hall to the first floor landing where there is a delightful bathroom W.C. with vanity basin and roll top bath with hand shower attachment, and two bedrooms with lovely views over unspoilt fields.  There is a bedroom at the rear with a 5ft double bed and the master bedroom at the front has a 6ft double; zip linked which can be separated into twin beds

A half glazed door from the kitchen leads out to a large decked terrace which catches the afternoon sun and from here, steps lead down to a sloping hillside garden with a fully enclosed lawn and mature shrubs. At the bottom of the garden, a gate opens to a rough area of grass bordered by a trickling stream.  A utility room accessed from the decking area provides a useful laundry area with dog wash facilityParking for one car is available in a garage about 20 yards from the property and a second car can be parked opposite. 

Gorran
, just under 2 miles by road, has a church, village store/P.O. and pub featured in TV’s Wycliffe and the un-commercialised small beaches at Porthluney, Hemmick and Vault are less than a 10 minute drive.  The attractive sandy beach at Gorran Haven is 3 miles, Mevagissey has a selection of shops, pubs, restaurants and boat trips from the harbour about 4 miles away and for a wider selection of amenities the town of St Austell is 9 miles.  There are local walks leading to the village of Gorran and the South West Coast Path at Porthluney beach and for garden lovers, Caerhays Castle, famed for its Camellias, the Lost Gardens of Heligan (2 miles) and the Eden Project are all within easy reach.

Approached from the parking area, a little enclosed courtyard and two steps lead up to the front door which opens to the bright and sunny living room with a small glass topped dining table and chairs overlooking the patio.  A wide archway leads through to the cosy sitting area with comfortable lounge seating arranged before an electric coal effect fire, perfect for relaxing after a day exploring all that the West of Cornwall has to offer. 

An inner hallway gives access to a well equipped kitchen with pine fitted units and a double bedroom with two skylight windows allowing visitors to watch the stars at night and an en-suite shower room W.C. with hand basin and walk-in shower.  The private and sheltered patio benefits from the sound of the sea in the distance, and guests are also welcome to use the owners front terrace to enjoy the stunning coastal views

The award winning 12th century Victoria Inn is just a couple of minutes walk and there is a seasonal beach cafe next to the south west facing bay of sand and pebbles approximately quarter of a mile away.  There are local stores at Rosudgeon and Goldsithney, less than 1 mile respectively, and St Michaels Mount reached via a causeway from Marazion is about 4 miles. 

Local buses operate to the shopping town of Penzance, 5 miles by road, with its main line coach and railway station, and from here there are regular ferry services to the Isles of Scilly.  There is a golf course nearby at Praa Sands and the immediate area is threaded with footpaths which take walkers either inland or connects with the coastal footpath either east to Prussia Cove or west to Marazion with glorious coastal scenery.

Detached, double glazed and centrally heated, this privately owned, newly refurbished property is within the grounds of Honicombe Manor family resort, a tranquil and picturesque setting in 30 acres of rolling countryside surrounded by fields, woodland and streams. 

Set in an elevated position within the secluded valley, the property is approached from the shared parking area nearby with a flight of 16 steps and a short path leading up to the front door opening to a hallway with a laminate wood floor. 

On the ground floor are four attractive bedrooms and a shower room W.C. with hand basin.  The master bedroom has a double bed, French Windows opening to a sheltered decked patio and an en-suite bathroom W.C. with hand basin and shower over the bath (with optional access by day from the hall).  The remaining three bedrooms consist of a twin bedded room with distant countryside views, a single bedroom and one with 3ft solid bunk beds

The village of St Ann’s Chapel has a post office store and there are two traditional pubs serving food all within one mile respectively.  For a wider choice of amenities, the market towns of Callington 4 miles and Tavistock 6 miles are within easy reach.  A local bus service operates to Callington, Calstock, Gunnislake and Tavistock

The Tudor mansion and gardens at Cotehele and the village of Calstock where river cruises depart in the summer are both within a 10 minute drive and there are beautiful riverside footpaths that connect the two.  Kit Hill Country Park known for its fine views and birdwatching provides wonderful circular walks and is about 2 miles distant.  The nearest beaches are at Whitsand Bay and Downderry, approximately 20 miles. 

There is a Donkey Park nearby, also close at hand is the Living Museum of Victorian Life at Morwellhan Quay, and St Mellion Golf Club is about a 15 minute drive.  The nautical city of Plymouth can be reached by car in 30 minutes or a scenic railway journey on the Tamar Valley branch line from Gunnislake.  Honicombe Manor provides an excellent base to explore this diverse area of South East Cornwall.

Sympathetically renovated and furnished, the property has retained the original arch shaped windows and all the rooms are of a substantial size with high ceilings and a light and airy décor.

Approached from the parking area where there is off road parking for 2 cars, a couple of steps lead up to the front door which opens to a wide entrance hallway with an adjacent shower room W.C. with hand basin. On one side of the hall, a long sitting room has ample seating arranged before an electric log effect fire and a window overlooking the patio area. On the opposite side of the hall, there is a pleasant dining room with table, chairs and an original pew seat, and beyond there is a recently fitted kitchen with an electric range cooker. The kitchen can also be accessed from the sitting room.

A wide staircase leads up from the hallway to the first floor landing, a family bathroom W.C. with hand basin, bath and shower cubicle, and five bedrooms. There is a twin bedded room with a vanity basin, two double bedrooms, a smaller room with two 3ft single beds and a vanity basin, and the fifth bedroom has pine 3ft bunk beds. There are portable electric heaters in all of the bedrooms. To one side of the house, three steps lead up to a sheltered paved patio area with outdoor table and chairs. Children and dogs will need supervision as the patio is not enclosed. A small wing at the rear of the house is self contained and permanently occupied.

The village store and newsagent/P.O. with internet cafe are a 2 minute walk and The Old Inn pub and restaurant, dating back to the 11th century, and the neighbouring parish church are about 10 minutes on foot. There is also a children's playground in the village and riding stables just over a mile away. The towns of Bodmin, Wadebridge and Camelford are all within a 10 mile radius, there are golf courses nearby, and the indoor leisure complex with pool at Hengar Manor is open to non residents a 10 minute drive away.

The area abounds with rural footpaths, the open moor is only a few minutes walk and the Camel Trail can be joined at Wenford Bridge only two miles away. The spectacular coastline and beaches at Trebarwith, Port Isaac and Polzeath are about 9 miles.
